In the kitchen, things like limestone look amazing, but buyers have all the world’s information at their fingertips, and they’re going to figure out very quickly that it’s susceptible to water rings. Marble can get etched or stain, and recycled glass countertops chip and crack fairly easily. Buyers will know all these things and question whether they really want the house if they’re looking at kitchen features they’ll have to repair on their own.

#2. Skip the Cheap Appliances

Cheap and affordable are two different things, but if you’re trying to get the most bang for your buck, don’t try to save cash by purchasing low-quality appliances. Look for something energy-efficient and durable, and cut costs on other things, like ultra-expensive light fixtures and high-end floor tile that you can replicate through another material.

#3. Bad Layout? Big Problems

Work flow in the kitchen is incredibly important, even if the people who eventually buy the house don’t cook much. The whole space has to be efficient and well-laid-out, which means your buyers will get the most for their money. The busiest areas should have plenty of space around them (like the refrigerator, sink and stove, which professional designers call the “work triangle”) but not much more than a few steps.
