The Best Ways to Find Contractors for Your Real Estate Investments
If you’re investing in real estate but you’re not capable of doing all the work yourself, it makes sense to hire qualified contractors to handle some of it – but where do you find the best of the best without completely breaking your budget?
How to Find Qualified Contractors for Your Real Estate Investments
It’s almost always best to rely on word-of-mouth testimonials for qualified contractors, but what if you don’t have friends or family who have worked with plumbers, roofers, electricians and HVAC specialists?
You have to search on your own. Other than the obvious testimonial-type sites, such as Angie’s List, there are a couple of ways you can find the most qualified contractors to work with on a long-term basis.
- Talk to builder suppliers. Skilled tradesmen need supplies, but some of the best don’t go searching for stuff at Lowe’s or Home Depot. The smaller, local suppliers that are known for high levels of customer service and great prices are a great place to look for the most talented contractors. Even if you don’t catch any in the store, ask the people in the sales department which contractors they recommend. If the store has a no-recommendation policy, you can ask who their biggest clients are.
- Cruise new construction subdivisions. Builders have a lot at stake when they hire people, and their contractors are no exception. When you see a new development, cruise through and see which work trucks are parked in front of the homes. Some contractors have exclusive relationships with their builders, but many are freelancers who can take on other clients. The builder wouldn’t hire them if they weren’t good (and licensed and insured) so in a way, you’re getting a big-name builder’s endorsement when you see contractors working in new developments.
