House flipping is all about fixing and reselling a house fast. So, the idea of a complete bathroom remodel is daunting. Should you do it? You may assume that a full bathroom remodel will sell the house faster, but realtors report that it’s not usually the case. Assuming the bathroom is functional, what efforts really result in a return on the investment when it comes to bathrooms? Remember, when flipping houses, time is also an important factor! The truth is that relatively inexpensive changes to bathrooms are usually enough to help sell that property and bring a return on your investment.
Don’t underestimate the power of a fresh coat of paint. Repainting a bathroom will make it seem so much cleaner and newer, especially if it’s a darker color. Opt for light, neutral colors. That will make the room seem bigger. Take a look at all the fixtures. They probably look fairly aged. Replacing all of the fixtures is an inexpensive way to make a good impression. It’s often even a lot quicker than trying to shine the age out them with a scrub brush only to find the haze return. If you replace one of the fixtures, replace them all with the same style. Actually, changing the light fixture might make a huge difference too! While you’re at it, open up the medicine cabinet and take a look. Would a new one make a big difference? If so, they aren’t too costly.
Regrouting tile might be needed. Get a good tile cleaner and do a test to see if it’s worth your time. If the grout is in bad shape, new grout can make a huge difference and make the tile look brand new. If there’s carpet in the bathroom, remove it! Carpet really doesn’t belong in there. Replace it with a nice sheet linoleum or a water-resistant Pergo floor.
Most of the big box stores have brand new toilets of standard quality for around $150. So, if the stains are too much on the toilet, it’s a project that you can tackle in one afternoon, so it’d be worth it. It’s rarely worth gutting a bathroom when there are so many ways to make it appear more modern and very fresh.
Should You Do A Full Rebuild On A Bathroom When House Flipping?
When weighing your options between fully gutting or just sprucing up the bathroom, be sure to factor the cost of time (by way of taxes, maintenance, electricity costs, etc.) for this project to determine your best options. You can generally make a bathroom look almost new in a few days. A full bathroom remodel will take weeks. On average, a tear out and remodel of a bathroom will take 4.5 working weeks or 23 days if you work without weekends.
