Do You Need a Lawyer to Flip a House?

If you’re like many real estate investors who are just starting out, you’re likely wondering how you’ll cover all your bases when your first project is complete and ready to sell. But do you need to work with a real estate lawyer when you flip a house? This guide explains.

Do You Need a Lawyer to Flip a House?

As with anything else, you shouldn’t let anyone tell you that you do or don’t need an attorney. If you feel like you want to work with a real estate attorney to protect yourself (and your investment in the house you worked so hard to flip), you should hire one. The real estate agent you work with may be able to recommend a local professional that they know, too – that way, you’re getting someone your agent trusts to protect you and look out for you.

However, you do need to know that you can pull off a real estate transaction without an attorney that you hire on your own. Some real estate brokerages work with attorneys independent of their clients’ attorneys – and some don’t work with lawyers at all (but will be willing to work with yours if you have one).

It’s completely up to you whether you choose to work with a real estate attorney. If you choose to work with a lawyer, they’ll:

  • Represent your best interests throughout the transaction
  • Ensure that you’re not violating any fair housing or other laws
  • Prepare and review documents and contracts related to the sale
  • Take charge of your closing, if necessary
